How we helped a young business-owning couple buy their dream home in Byron Bay after just one year in business using BAS statements
Jude + Sarah had been in business for just over a year. It was growing steadily, but when they found their dream home in Byron Bay, they assumed the timing was wrong. Like many new business owners, they expected a bank would want to see another year or two of tax returns before lending to them.
That assumption turned out to be wrong.
We sat down with both the clients and their accountant to understand the business, review the financials, and develop a lending strategy tailored to their actual circumstances rather than defaulting to standard policy.
Using a specialist lender willing to consider borrowers with just over twelve months of trading history, we secured the finance they needed without waiting years for further tax returns using two BAS Statements.
The timing worked in their favour in another way too. Softer property market conditions, which had made many buyers hesitant, gave Jude + Sarah room to negotiate and secure the home at a fair price.
The strategy wasn't about chasing the lowest rate on day one. It was about using the right lender to get them into the property now, with a clear plan to improve their position later.
As the business builds a longer track record and stronger financials, we'll revisit the loan and refinance it with a major bank, providing access to more competitive pricing for the next stage.
For now, they're in the home they wanted, and the business keeps growing.
